“Is it a good time to sell my home?” Is a question almost all of our potential sellers ask us right away. Some brokers/realtors ™ will automatically say, “Yes! Of course!”. However, such a broker is clearly disinterested in researching your market, and the economy as a whole.

The first question a seller needs to ask before approaching the broker is if they themselves are ready to sell, and what their motive to sell is. If it is profit, there is a certain thinking you should have, if it’s to simply move due to a family member coming/going, there is another thinking you should have. Each reason has its own obstacles. Sellers truly need to know their reasoning behind the sell as a whole. Sometimes it is rushed, other times, it can be put be aside to a later time.

Now, the part we have been waiting for… Do we, House1up Group encourage you to sell your home now? The short answer is… It depends on your own goals. Let’s break down a couple of the common goals in more detail using today (June 2018) as an example.

Common Goal 1: I want to cash in!

The consensus: Depending on you bought your house, this year could be a great year to cash in. Interest rates have not been fluctuating too much, and therefore buyers are starting to increase. However, having said this, although Albuquerque buyers are slowly increasing daily, the inventory for the “dream home” especially for first-time home-buyers is too low. So, if you own a first-time or second-time buyer home, you are in a very strong position, because this is what buyers are looking for! For our luxury sellers, do not consider yourself left out at all! Although the market is primarily looking for homes between $200k-$400k, the scarcity of luxury homes means, that when a luxury buyer comes around, you can easily cash in!

Common Goal 2: I am about to have a kid/ one of my parents is moving in.

The consensus: The answer is always yes. In this specific scenario, emotion is more valuable than any real-estate data. And, it is not a bad thing. You can likely still cash in on your house, and become a buyer in the market. Yes, inventory is sometimes tough to come by, however, with the right broker, and the right expectations, your dream home is surely around the corner.
